Can you manage warranty compliance for a roof you didn't install?

Yes. We manage warranty compliance for buildings where we have no installation history. We review the existing warranty certificate, conduct a baseline condition inspection, confirm compliance status with the manufacturer's warranty desk, and begin the annual compliance cycle from there. Some manufacturers require approval of the new managing contractor — we handle that step.

What happens if we missed several years of annual inspections?

It depends on the manufacturer and the current roof condition. Most NDL warranty programs allow compliance to be restored through a catch-up inspection, provided the roof shows no active failure and the membrane is not wet. We conduct the catch-up inspection, produce the documentation, and submit a compliance restoration request to the manufacturer. If the roof has active failure or wet insulation, the warranty may be compromised — in that case, the documentation we produce supports any other remedies available to the building owner.

How long does warranty enrollment take after a Columbus installation?

Under our normal process, the warranty certificate is in the building owner's hands within 30 days of project closeout. Complex projects with multi-building scope or phased completion may take longer. The manufacturer inspection visit — required by most NDL programs — is scheduled before our crew demobilizes, which keeps the clock moving.
