A commercial roof leak is almost never what it appears to be from below. Water enters the roof assembly at a specific point — a split lap seam, a separated flashing, a cracked pipe boot, a failed drain bowl seal — and then travels laterally through the insulation layer before dropping through the deck. The visible interior stain may be 10 feet or 30 feet away from the actual entry point, depending on the roof assembly type and the slope of the deck.
