The January 2014 polar vortex brought five consecutive days of sub-zero temperatures to central Ohio — the longest sustained below-zero period in Columbus's recorded weather history. It froze internal roof drains solid, cracked pipe boots across thousands of commercial roofs, and separated membrane flashings that had been marginal for years. Freeze damage on Columbus commercial roofs is distinct from general ice and snow damage.
The 2014 polar vortex was a defining event for commercial roof performance in central Ohio. Sustained temperatures of -10°F to -15°F for 72 to 96 hours did something that normal Columbus winters do not do: they froze internal roof drain bodies solid from below. When drains freeze from the inside — not from the surface — the ice expansion cracks the cast iron or plastic drain body itself, destroys the clamping ring seal, and renders the drain non-functional. After the 2014 event, we assessed commercial roofs across Franklin County where frozen drain bodies had been cracked and the subsequent melt sent water through the cracked drain housing into the roof assembly.
